1. Parking space only
401 Parking rents you a space to park or store your vehicle, boat, trailer or RV (your "unit"). 401 Parking does not take possession, custody or control of your unit or anything in it.
2. Storage at your own risk
You park and store your unit and its contents entirely at your own risk. 401 Parking is not responsible for any loss, theft, damage or destruction of your unit or its contents, including damage from fire, weather, vandalism, collision or any other cause.
The secured gate and security cameras are provided as a convenience and are not a guarantee against loss or damage.
3. Licensing & insurance
Every unit stored on the lot must be currently licensed (registered) and insured for the entire booking. You agree to show proof of licensing and insurance on request. Your own insurance is the only coverage for your unit and its contents.
4. No hazardous materials
You will not store hazardous, flammable, explosive, toxic or illegal materials in or on your unit, other than fuel and fluids in the unit's own built-in tanks and systems. You are responsible for any clean-up or damage caused by leaks or spills from your unit.
5. Use of the lot
You will use the lot for parking and storage only, park only in the space or area you've been given, keep your gate access details private, and make sure the gate is closed and secured each time you enter or leave.
RVs, motorhomes, campers and trailers are stored for parking only. No camping, sleeping or living in any unit is allowed on the lot, and units may not be hooked up to power, water or sewer.
6. Rates & payment
Rates are daily, weekly or monthly and depend on the overall length of the unit (under 25 ft, or 25 ft and over). All rates include taxes. Each vehicle or trailer is charged separately, except that units parked connected together are charged as one unit, based on their combined total length.
Your booking is billed at the lowest available combination of daily, weekly and monthly rates for the number of days booked. Where rounding up to a full week or month costs less than paying for the extra days, you will be charged the lower amount.
No payment is needed to book. Your spot is held for you, and you are charged for your booking on your planned date of arrival.
7. Cancellations, changes & refunds
You can cancel or reschedule your booking free of charge up until 11:59 pm Pacific Time on the day before your planned date of arrival.
If you don't cancel by then, or you don't arrive (a "no-show"), you will still be charged for your booking.
Because we are not always on site and spaces are limited, once you have been charged on your arrival date, refunds are given only when events beyond your control prevent you from using your booking (force majeure) — for example, road closures, wildfire or evacuation orders. To request a refund, please contact us.
8. Overstays & extensions
If you need to stay longer than you booked, please let us know as soon as possible and we will extend your booking and charge you at the regular rate.
Any time past the end of your booking that hasn't been arranged with us is an overstay. Overstays are charged at the regular daily rate plus a 20% surcharge, charged for each day of the overstay.
9. Abandoned units
If your unit is still on the lot one week (7 days) after your booking ends, and you have not arranged an extension with us or we are unable to reach you, your unit will be considered abandoned.
An abandoned unit may be removed from the lot at your expense, or immobilized (booted) until all outstanding storage fees and charges are paid in full.
10. Release & indemnity
To the fullest extent permitted by law, you release 401 Parking and its owners, employees and agents from all claims, losses and liability arising from your use of the lot. You agree to cover any damage or injury caused by you, your unit or your guests while on the property.
11. Acknowledgement
By typing your name and checking the box when you book, you confirm that you have read and understood this agreement, that the information you've given is true, and that you agree to be bound by it.
